The Process:

First schedule an appointment to meet with me to
discuss your goals, desires, and concerns about selling your home.

Second, I will do a CMA (Competitive Market
Analysis), to let you know what your home is worth and to ensure you get
top dollar for your home. I do not charge anything for this service.

Next, we discuss the whole process of selling. You
will know what to expect in each stage of the process. I will be in
constant contact with you from listing to getting offers to the closing. I
will walk you through the steps!

I will advise you on how to prepare your home to sell
it for top dollar. See
Staging Your Home for Sale. We will go through your home and
discuss suggestions on how to make it show like a model. We also, will go
through your yard, grounds, barns, etc and discuss suggestions on
preparing it for the competitive market.

After your home is prepared for sale, I will come
through and take digital photos of the interior, exterior, grounds, yard,
barns for marketing your home on the Internet, newspapers, flyers and etc.

I will put your listing on the Lexington Buena Vista
Rockbridge MLS (Multiple Listing System) & the Greater Augusta Association
of Realtors MLS, enhanced listings on REALTOR.com,

I will put a sign on your property, with a flyer box
on it to keep flyers in for passers by.

I will place a lockbox on your door, so other agents
can show your property after they make an appointment with our office.

I will actively advertise your property using my
proven marketing plan designed to attract quality buyers for your
property. This includes a very active presence on the Internet, in Real
Estate Magazines like
Real Estate Preview,
Horse Properties will be advertised in Horse Magazines like
Virginia Horse
Journal.

A custom brochure will be designed for your property.

I will hold a broker open house, for area REALTORS to
preview your home.
